Our London house renovation process

A renovation is easiest to follow when it is read like the building itself — from the front door through to the finished rooms. Each stage has a clear purpose, a clear output and a clear decision before the next begins.

01Front Door

Initial consultation

It begins with the property and your objectives. You send the address, a description of the work you are considering and any drawings or photographs you already have. We review the information and, where the project is a good fit, arrange an initial conversation to understand the scope and constraints.

02Entrance Hall

Site survey

The property is visited, measured and assessed. We look at structure, services, condition and the practical realities of the site — access, neighbours, parking and how materials will come and go. A good survey is what makes everything after it dependable.

03Drawing Room

Scope & design

Requirements become drawings and a written specification. Layouts, finishes and structural requirements are resolved on paper, and where consents or party wall matters apply, they are identified early. We work alongside your architect or designer where one is appointed.

04Structure

Cost & programme

The scope is priced, with assumptions and exclusions stated plainly, and sequenced into a programme. You see how the project is built up and where the principal costs and risks sit — before any commitment to build. See renovation costs for how budgets are typically structured.

05Main Floors

Construction

Strip-out, structural alterations, services and building works are delivered through a controlled programme, with a dedicated point of contact, regular progress reporting and a clear process for any variations.

06Finished Rooms

Interiors & finishing

Joinery, flooring, decoration, kitchens and bathrooms are completed with close attention to detail — the stage where careful earlier planning becomes visible in the finished home.

07Final Inspection

Completion & handover

The property is inspected and snagged, documentation is handed over, and the home is returned ready to be lived in. Where appropriate, we remain available for any questions in the period that follows.
